Bearing in mind that this is still in the territory of "leaked before actually announced", and as much as they're now closer to San Jose than they are to Oakland (at least both in my memory and on the map, pending a dictatorial ruling), but the bottom line simply seems to be that this was the best real estate deal they could grind out.
But in the long term it could work well for them if it means they can draw more of the San Jose populous than they are already, plus the fact that it'll be a shiny new balpark, which usually draws well the first few seasons.

I, a Yankee fan, and all my Red Sox counterparts would disagree.
Even though Fenway is a filthy sewer.
The Yankees are getting a new Yankee Stadium though. As much as I hate to, I'll give the Yankees credit, they're ponying up $800 million for the project.
University of Kentucky basketball isn't a matter of life and death, it's much more important than that.
No doubt Rolen and Pujols are great hitters but it's hard to argue against three guys with 500 career homeruns and the guy leading the majors in homeruns, even if Sosa and Griffey aren't having as a season.
