Got a situation and I thought perhaps one of the smart Ws here might know more than I do.

Me and my girlfriend signed a lease on 1 Jun of this year. Rent at our house is $650/month. Today, I get a letter in the mail, stating that the landlord is raising the rent to $950/month effective October 1. His reason was an increase in insurance costs and maintenance costs. (He has done no maintenance on the house since we moved in, and has only cut the grass, which he agreed to do, twice since we moved in)

Of course, the lease states if we move out AFTER 90 days, we owe the entire lease amount. (what a coincidence, 90 days is up next week).

He also is now requiring us to have a MILLION DOLLARS Liability insurance for our two dogs. Neither are mean, have attacked anybody, have gotten loose, etc. One is small (about a foot tall, and under forty pounds) the other is larger (about two feet tall, and around 65 pounds). He also stated in the letter that he is requiring both him and his wife to be named as additional insured people.

This all smells like BS to me. Our lease does say that he can increase the rent, on a pro rata (proportional)basis if his expenses increase. And, if his expenses for insurance has gone up, I can see paying half of it, or a third of it. However I have a hard time believing that his homeowners insurance has gone up $600/month.

Smells like BS to me. It would definately be worth your while to talk to a lawyer.

Call a few lawyers before picking one, but definitely call a lawyer. Sounds fishy to me.

You're probably going to have to either move by next week or eat the $2700, though. I'm not a lawyer - you should call one.
